Last year, I sold my home of 14 years. It was a stressful time. We had built it and raised our children there. Over recent years we had discussed when we thought we would move, but we hadn’t pinpointed it until we saw a house that we all agreed on. We could quickly see that it would be ideal for the next stage of our lives. We hastily prepared the house for sale; however, the home we’d set our sights on sold just as we were preparing ours for sale.
Although our goal was to buy before we sold so we knew where we were going, we realised that to truly have our ducks in a row, we would be off to sell before we bought. If need be, we could always rent in the interim. Ultimately, we sold with a long settlement, which fortunately allowed us to find our new home and align the changeover dates. It was just as well, because we took the whole 4 months to find our new home and pack up the house.
This year we’ve worked with many downsizers who decided it’s time to move. Some have lived in their homes for 35 years or more. It’s stressful and time-consuming – there’s no optimal sequence for making your next move. The best sequence is the one that most closely dovetails with your plans. Our advice is to be flexible in your approach. Give yourself enough time to prepare, find, sell, and move. Work with experienced professionals who don’t pressure you but will walk you through a process they personally understand. It’s a financial and emotional decision that can cost you your health and sense of well-being if not managed with sensitivity and skill.
If your next move is into an apartment, this market is HOT. We recently bought to the market 26/18 Riverbend Place in Bulimba. After 15 viewings over two open homes on the first weekend on the market, we received six solid offers. By Wednesday, the apartment was under contract above the asking price of $845,000. Most buyers were owner-occupiers; however, it was pleasing to see investors returning.
