Has the warmer winter weather signalled that the spring selling season has commenced?

It is heartening to observe that the momentum in sales activity has increased over the last month.  Listings are slowly on the increase reflecting greater seller confidence.  This is reflected in strong engagement from buyers.  Our property market is more resilient than the media would have you believe.

As the spring season approaches, more properties will come to the market.  Our recent successes highlight the potential advantages of selling in less crowded periods. Sellers whom have partnered with Butler+Co are realising the advantages of pre-spring selling. Our clients have moved quickly to prepare their homes for market to ensure limited competition rather than be one of a flood of new properties.  Traditionally whilst sales volumes are low during the winter months, prices do hold with some of our highest sales achieved during this period.

CoreLogic Research Director, Tim Lawless, stated in a recent article, that Brisbane saw the monthly pace of growth accelerate in July, leading the pace of gains across the capitals with housing values up 1.4%.  Although the trend in new listings has risen, Mr Lawless said the number remains well below levels from a year ago and the previous five-year average.
