Our focus over the last few years has been on lifestyle.

Lifestyle relating to where we live, where we spend our leisure time, how we spend our time, technology we use, where and what we eat, where we invest etc.  The list goes on.  According to Bernard Salt, Demographer, “nowhere is the rising wealth better evidenced than in the family home”.

In the 1950’s, the typical home was a single level comprising 3 bedrooms, 1 bathroom and 1 car accommodation with a backyard and a Hills Hoist.  By the 1990’s, our homes had grown to reflect 4 bedrooms, 2 bathrooms, 2 cars with an outdoor entertaining area and potentially a below ground pool.  Today, the more rooms we have for our multiple activities, the greater the homes desirability.

Today, we require at least five bedrooms – all with built in robes and their own ensuite, one if not two home offices for the “working from home” student and/or parent, a multifunctional room for Zoom meetings, a gym, a wine cellar, multiple entertaining spaces with an indoor and outdoor kitchen and preferably a basement carpark for at least 4 cars.  The home sauna come wellness room, is also starting to make the “desirable” list.  A magnesium pool and/or a fire pit take precedence over lawn and a garden.

This trend is reflected in our 2023 top 10 home sales in the area.  Those homes that had as many of the above features coupled with a recent renovation/build achieved the highest price.  The top sale in our area ticked multiple boxes – over 1,500 sqm of land, tennis court, pool, multiple car garaging, wine cellar, multiple bedrooms each with their own ensuite, multiple entertaining spaces and a seamless flow between outdoor and indoor entertaining.  The next highest home sale features included views to the city and river, new build, multiple car accommodation, multiple levels, and so on.

We have also focussed on lifestyle destinations as an investment opportunity.  The rise in the demand for property on the Gold and Sunshine Coast reflects this trend. North Stradbroke and Moreton Island have also benefited with several houses achieving over $2,000,000 with multiple buyers per sale in the last 12 months.  An 85-minute boat trip to Moreton Island makes the destination very appealing.  An uninterrupted view of the Bay with the predominant noise of the ocean lapping the shoreline adds to Moreton’s lifestyle appeal.  If you are seeking a lifestyle change or investment, look no further than 131 North Pass, Tanglalooma.
