The property crystal ball is continually changing – always a little unclear due to human emotion.  After all homes, aren’t like a BHP stock.  They have however experienced the same growth and in some instance outperformed stocks in 2021.

The official figures are in – the Brisbane housing market grew 27.4 % compared to Hobart – 28.1% and Sydney – 25.3% as reported by CoreLogic.  The median house price in Brisbane is now $683,552. Brisbane was the second strongest market in Australia.

To demonstrate the growth in our local market, in 2019 and 2020 there were 20 homes sold for $3,000,000 plus.  In 2021, there were 73 homes which sold for $3,000,000 plus including 4 properties achieving $10,000,000 plus in our area.  Not only have house prices increased, we also saw an increase in the number of homes exchanged in the area.  In 2020 there were 309 homes sold in our area as compared to 603 homes in 2021.  A 49% increase in property sales in our area.

Yet there is only 10% of property officially on the market at any one time in our area.  Hence, the growth in off-market sales.  A market we have been working in extensively during 2021.  We have recently sold a number family homes including Barlow Street, Alexandra Road, and Royal Terrace via this method.  A  smooth and profitable transaction for the seller and a hassle free purchase for the buyer.
